Jim opened the meeting by explaining to the applicant the four member process, a tie vote the applicant cannot appeal. Applicant will proceed.
Frank Demoree present, applying for potential buyer Mr. Swansburg also present. Mr Demoree presented for the record a sales offer showing that someone had signed as POA for Mrs. Erskine. The board will proceed but will need an official document showing the POA.
Jim read the particulars of the hearing.
Mr Demoree showed how they would like to change the roof
line, keep the same footprint but raise the exterior wall 4’ and then have a 7
pitch roof, instead of the flat roof it is now. There will not be a second
floor just a cathedral ceiling. The
house was built in the mid 60’s prior to zoning and the corner of the house
about 17’ from the front boundary along
The existing septic is right next to the house, applicant not sure of any leach field. They will probably build a new system. There is not a full foundation, Demoree knows there are sona tubes on one end. They will probably have to put a concrete foundation to support the new roof.
John asked why the hardship question was not answered on the application? Demoree said the Code Officer advised that if he wasn’t sure not to fill it in. John explained that hardship is the most crucial question and it is usually inherent in the land. The house does sit on ledge and it a small lot.

# 1 Hardship. Jim felt there was a hardship because of the land and it was a safety issue to improve the structure, it will not be any closer to the setback. All agreed there is a hardship.

John made motion to grant variance pending legal verification of POA for Margaret Erskine. Tony 2nd. All were in favor.
