Workshop
Rick, Tony, Sue, Wilson, Joan and John were present.
Randy Metiver, builder of John Edgerly Jr.s home/ business was present to get some advice from the board concerning Edgerly adding a different business with Heartworks. There is no expansion, work space will be smaller due to the fact a “boiler’ room (10’x10’) for furnace, etc. is being added to the downstairs. It will be a two room apartment upstairs, where Edgerly is going to live. Board felt he could continue but before an Occupancy permit is given for the Beauty Shop a new site plan would have to be done showing that parking is sufficient, a septic designer’s verification that septic is ok, floor plan etc. Metiver will finish the upgrading for Heartworks so that they can move back in.
Zadeda Farms continued from August. Engineer and Surveyor present with new plans showing 24 lots instead of 25. No abutters present. Showed access easement to the Ossipee land. They have applied to the state for Site Specific. Have not yet applied to DES with this new plan.
Tony asked about lot 24? 8 acre parcel, slopes have been marked out very steep in the back but more than enough room to build in the front.
The roadway to the cul-de-sac is approximately 950’. Fire Chief is happy as long as it stays under 1000’.
Sue has been in contact with Maureen at H.E. Bergeron and a typical review of the project, not counting road construction would be $500.00 to $1000.00 for them. Road construction would be separate, bonded and released as built. Sue did try Jim Rines at White Mt. Survey , he is on vacation.

Road study was done for a typical 24 lot subdivision.
Lots 20 and 21 driveways have been reconfigured so that they don’t go straight down onto roadway. Questioned location of homes and maybe a note on plan that that they be built where shown on plan. Lots #25 and #26 would share a driveway, site for building would be back on flat area. Driveway would have an access easement.
Underground utilities? Yes. Board questioned now that some of this had been redone and that the State is looking at Site specific do we need to hire someone to review the drainage plans etc. or just for road construction? Site specifics looks at all that and State regs. are very similar to Tuftonboro’s. Sue thought the last 4 pages should be looked at closely. Consensus was to contact an Engineer and get them on board. Continued to September 15th.
Discussed the length of agenda’s in the
future. Jackie will tell anyone who has a preliminary discussion to try
and limit it to 10 minutes. Board will try to have meetings go no longer then

Rick moved to accept the minutes of August 18th with minor corrections. Wilson 2nd. All in favor.
Groundwater application from Lakes Region
Water Co.They have drilled a new community
well in
Sue has had correspondence with Wayne Miller and he would like to make a presentation to the Board on good land use. Nov. 3 seemed like a good date!
